The Five Stages of Selling
Selling is all about positioning. How do we make your home stand out amongst the competition so buyers choose your home vs. your neighbor’s?
With my interior design and marketing background, I help sellers prep, stage, price, and market with precision to get you the highest return. I manage every step of the process so you can move forward with clarity and confidence.
1 - Discovery & Market Analysis
We’ll meet at your home so I can truly understand the space—what you love, the updates you’ve made, and where thoughtful improvements could add value. This allows me to market your home authentically and connect it with the right buyers.
We’ll also review recent sales, current listings, and buyer behavior to see what else buyers can purchase at your target price. This helps us identify which updates will deliver the best return and position your home competitively from day one.
2 - Prep Your Home
Home prep begins—whether that means light touch-ups or a more involved renovation, I’ll manage the process from start to finish with a clear timeline and regular communication. We’ll also schedule inspections early to identify and address any issues upfront, helping buyers feel confident and keeping the sale on track.
We’ll talk through staging, and I’ll personally guide you through the required seller disclosures so everything is clear, thorough, and ready for buyers to move forward with confidence.
3 - Marketing
Regardless of price point or location, exposure is everything. My cohesive marketing plan will introduce your home to well qualified buyers to ensure it stands out in a crowded marketplace and sells quickly at the highest price point possible.
My marketing package includes professional photography, a professional property video, custom property website, email blast to our community of over 10,000 agents, social media marketing with over 200+ affiliate websites domestically and globally, broker tour, open house, and so much more.
4 - Show, Sell, Negotiate
I’ll coordinate showings, personally follow up with each agent to gather meaningful buyer feedback, and guide you through offer review and negotiations.
From terms to timing, I’ll advocate for your goals every step of the way—balancing strong results with a smooth, well-managed process. My role is to ensure you sell with confidence, clarity, and leverage, knowing we will only move forward on terms you’re comfortable accepting.
5 - Contract & Closing
Once you’ve accepted an offer, we enter the escrow phase. I’ll manage the escrow timeline with regular communication to keep all parties on track through contingencies and appraisal.
You’ll know what to expect each step of the way—from de-staging and removing your personal belongings to planning your move. If there’s a rent-back or other special terms, I’ll handle the logistics. My job is to reduce stress, protect your interests, and make sure closing day is seamless and successful.
