The Five Stages of Homebuying

As a home buyer in this competitive market, you deserve more than auto-alerts and open houses. I will build a clear, informed, and personalized plan to find the home you love on your timeline. The process doesn’t have to feel overwhelming, let’s talk about what works for you.

1 - Prepare

We’ll start with a quick intro call and a personalized buyer consultation to clarify your goals. Then, we’ll get you pre-approved with a trusted lender and walk through the purchase contract so you feel fully prepared before touring homes or making offers. Confidence starts with preparation.

2 - Shop!

The fun part! We’ll tour homes together through private showings, visit open houses, and I’ll set up custom listing alerts tailored to your goals. I’ll also keep you in the loop on off-market and coming-soon properties so you’re seeing opportunities others may miss. We’ll stay proactive, strategic, and ready to move.

3 - Negotiate

Once we find the right home, we’ll review disclosures, analyze recent closed and pending sales, and evaluate market conditions. Then we’ll craft a competitive offer built around the five key points of negotiation to give you the best possible chance of winning, without overpaying. Five key points include:

  1. price

  2. terms

  3. timing

  4. contingencies

  5. inclusions/exclusions.

4 - Escrow

With your offer accepted, we enter escrow. You’ll wire your 3% deposit, the lender will order the appraisal, you’ll secure insurance, and work with the lender on final loan approval if you haven’t already gone through underwriting.

I will manage any contingency removals, we’ll transfer utilities, complete our final walk-through and prepare for sign-off—keeping everything on track for a smooth, on-time closing.

5 - Keys!

Closing day is here and the keys are yours! If we’ve agreed on a seller rent-back then your move-in will be slightly delayed. Once the home is ready to be occupied, we’ll coordinate any repairs or upgrades before you move-in so the house is in the exact condition you want it.
